What is my Home worth in New Bern NC?

New Bern Home Sales year to date



Today is March 1, 2014, and it is time to review home sales year to date and see how we are doing. Any guesses? The data below includes home sales in all of Craven County.

2014=131 homes sold
2013=149 homes sold
2012=104 homes sold
2011=122 homes sold
2010=117 homes sold
2009=121 homes sold
2008=173 homes sold

Although home sales are down from last year most of the difference was in  new home sales.  In 2013 there were 27 compared to 17 for 2014. If you recall from one an earlier blog, my prediction for 2014 was that new home construction would decrease slightly in 2014. 



Some good news. I believe that the number of bank owned sales is a bell weather for the overall economy. Lets look at bank owned sales year to date. Again, I predicted earlier that this number will decrease for 2014. While the amount of bank owned sales has decreased, it is still way to high as a percentage of total sales. I believe the number of bank owned sales will decrease as we move on into spring and summer. I am hoping by the years end it will fall to to around 15% of total sales this year, and decrease to 12%-13% the following year.. 

2014=28 bank owned
2013=36 bank owned 


I am talking to more retirees from the North East about buying a home than I have in a long time. This is probably a result of the extreme weather the Northeast has experienced this year as well as the weak economy which caused many to delay their retirement plans for several years and now they area ready to hit the road. This is a good sign and I believe this trend will continue. If it does look for custom home construction and remodeling to pick up. Most retirees tend to want newer construction, or at least homes that are in exceptional shape. 



All in all not a bad report. Still a buyers market, but, inventory is the lowest I have seen it in many years. The home affordability index is perhaps the highest ever. The future is looking brighter.

Brices Crossing is one of the most popular neighborhoods in the New Bern area. It works well for retirees as well as working professionals. Only 15 minutes from Cherry Point Marine Air Station and 10 minutes from Historic downtown New Bern it is hard to beat this location.

New Home sales in New Bern




What is the trend so far this year in new home sales? Well, lets take a look. For New Bern, and all of Craven County up to 2-20 there have been 15 new construction sales. The average sales price was $181,727. All but a few of the homes sold were located in Township 7 which is South of the Trent River. I am willing to bet all of the sales in Township 7 were to young Marines. 

So, How does this compare to prior years during the same time period?

2010=21
2009=32
2008=41
2007=81
2006=72

If you remember in an earlier blog I predicted that new home sales would continue to decline by a small percentage until the local economy started to improve in a meaningful way. Better economy equals more jobs. More jobs mean more folks will be able to buy their first home, or that their their business will be doing better and they will be able to trade up to a nicer home. I am confident that the economy in Craven County will improve and that the worse is behind us. 

My crystal ball shows a slow but steady improvement in the overall real estate market in New Bern, but there will be some glitches along the way. New home construction will likely lag behind the overall market.

New Bern Waterfront Lots for Sale

New Bern Waterfront Homes 



Everyone seems to want to live on the water and who can blame them. The photo above shows a boat heading out from Fairfield Harbour into the mighty Neuse River. My 2 hobbies are golf and boating so you know where to find me if I am not working.

We get a lot of inquires on our website from folks from out of the area asking about waterfront property. They see all the water front property surrounding New Bern and just assume it is all deep water and on high ground. I get emails from people looking for 5 or more acres of waterfront property on high ground and would like to keep the price around $100,000. This type of property does not exist except perhaps in a swamp.

 New Bern was settled in 1710 and so most of the waterfront property was developed years ago and what remains are waterfront lots from .3 to 1 acre. The remaining supply of waterfront lots on the Neuse and Trent Rivers  is very limited, and usually quite expensive. After all,  they are not making any more water front property.

With all that said, there are affordable waterfront properties on deep navigable canals where you can keep a large sailboat or a  motor yacht. When I say affordable I am talking about $200,000-$300,000 for a 1600-2000 square foot home. For this price you should  expect to do some remodeling to get the house into the condition that will be acceptable, and the lot will likely have around 70 feet on a deep canal. If you would like to build a home, there are some canal lots left for sale and the prices range from $100,000-$150,000.

Before you say I don't want to be on a canal, I want to be on the Neuse River where I can sip a Scotch and watch the beautiful sunsets, consider this. The Neuse River is 1 to 3 miles wide in New Bern and because of that storm winds can wreak havoc on both docks and boats. Also, much of the high land on the Neuse River is on the South side of the river which is shallow. The Neuse is consistently deep, just not on the South side. Forget keeping a sailboat or motor yacht on the South Side. You could build a concrete pier with a boat lift and keep a 22' boat but that is about it.

There are some properties on the North shore of the Neuse River with deep water. Most of them are in the town of Bridgeton. Homes on the water in Bridgeton are usually older homes and if they sell for less than $400,000 will need renovation.

The Trent River, in general,  has deeper waters near the shorelines, and is better protected from storms. There is a height limit of 44' bridge on the Trent River bridge that limits larger sailboats.

Land prices on the Trent River are quite expensive. And,  the inventory of homes for sale is usually quite small as the waterfront on the Trent is much sought after. A one acre lot on the Trent River will cost $350,000-$700,000. Homes on the Trent will run from $550,000 for a 1950's era home to well over 1 million dollars for a more modern home.

That's me with my grandson and 2 dogs taking a little kayak ride. I grew up on the waterways around New Bern and love the water.

  • There is a lot of waterfront property in and around New Bern.

Homes in Riverside-New Bern's oldest neighborhood


Riverside is a neighborhood on the rise. 

The picture shown above is the old Riverside Elementary School which was built in 1922. The school served as a neighborhood school until it closed in the mid 1970's. Since then it has been used as a private school and most recently as a church. The building is currently for sale. Anybody out there looking for a project?

Riverside was the first neighborhood located outside of  historic downtown New Bern. First developed in the 1880's, Riverside is rich in history and full of historic homes, some have been restored and some need some attention. 

 In the early 20th century Riverside a thriving community and home to many of the largest businesses in the area. In the early part of the 20th century Roper Lumber Company was located in Riverside and at the time it was the largest lumber company in N.C. and one of the largest in the entire south. Currently Maola Milk Company is the only remaining large industry remaining in Riverside. 

Today Riverside is considered a great alternative to living in downtown New Bern. Located only a few minutes from downtown shops and restaurants, Riverside offers a nice selection of one and two story homes with prices starting as low as $125,000.

Home Sales in New Bern for January 2014


Home sales in New Bern N.C

So, how are home sale in New Bern and Craven County so far in 2014? Lets take a look.

January 2014=55 sold. Average sales price=$157,000

January 2013=67 sold. Average sales price=$169,000

January 2012=45 sold. Average sales price=$139,000

January 2011=64 sold. Average sales price=$156,000

January 2010=59 sold. Average sales price=$192,000

January 2009=40 sold. Average sales price=$213,000

The pie chart below shows all sales in Craven, Pamlico, and Jones County. Notice that 75% of home sales were under $200,000. 



Traditionally January is the usually the slowest month of the year for home sales so it is a little early to draw any conclusions from this data. One thing I will be watching closely this year are bank owned sales and new home sales. I am predicting a decrease in foreclosures this year and in January 2014 there was one less bank owned sale than were sold in January 2013. During this same time there were 5 less new homes sold than last year.
