How are waterfront homes sales in the New Bern area?


So, how are waterfront home sales in the New Bern?

So far, 6-26-2014, there have been 43 waterfront home sales in the New Bern area market. The average sales price as $336,549. Let's compare this to the 2 previous years.

2013=49 sales at an average sales price of $298,675

2012=37 sales at an average sales price of $303,000

The important thing to note here is that average sales price for a waterfront home is up by 13%. This is great news for sellers, not so much for buyers. The fact that sales volume is down a little is not surprising as many of the bank owned and other great buys have already been sold and therefore inventory is down.

New Bern Real Estate


So, How are Home Sales in New Bern and Craven County?

Let's take a look
Total Number of Home Sold through 5-15-14 in Craven County,
not including new construction, =286.

Home sales through 5-15-13 in Craven County, not including new construction, = 323.



The fact that home sales are down 11% is a little disturbing, however, I believe some of that is attributable to the bad weather we experienced this winter and I think we will make some of that up this summer.


93% of all Sales Year To Date (YTD) 2013 were under 300K.

 YTD 2013- 22 of the homes sold for over $300,000.
 YTD 2014 -22 of the homes sold for over $300,000.

 Avg. Home Prices are Slightly Up

$158,391 average in 2013
$161,667 average sell price in 2014



BACK TO REALITY! NEW CONSTRUCTION IS DOWN SIGNIFICANTLY.
That is a 20% decrease in new home sales. This does not surprise me. Some reasons new home sales may be down.

1. There are plenty of newer homes to choose from.
2. Bad weather during the first quarter.
3. And, the biggest contributing factor in my opinion is Marines are opting to rent vs. buy.

50 new homes have sold so far through 5-15-14


62 new homes sold in through 5-15-13


$188,689 was the average sales price of a new home so far in 2014

$184,211 was the average sales price in 2013, so we are slightly up on pricing.That is good news. While the number of homes sold are down, New Home sales prices are up almost 2.5%. I am sure builders welcome this news.



This Trend toward Renting Vs. Buying Opens Opportunities for Investment Buyers looking to purchase homes to hold as rentals. You can make great returns on your investments. We have one Investor client that has purchased 5 homes and he let's us manage them and he makes great money. Obviously, he would not continue to purchase more homes if the system did not work. There is talk about Fannie and Freddie, loosening up the regulations on financing. If they do it will help home sales in the short term, however long term it could lead to more foreclosures which we don't need.

Speaking on foreclosures, lets see how Bank Owned sales are going this year.


1-1-14 through 5-15-14.  Bank owned homes sold=97

1-1-13 through 5-15-13.  Bank owned homes sold=129



That is a 24.8% decrease. Once again, this is in line with my prediction earlier in the year that Bank Owned sales would decrease. They just about had nowhere to go but down. My wife hates it when I am right, she begrudgingly calls me Nostradamus, but at any rate this is good news for all of us.

The first home is located on Queen Street in historic downtown New Bern. We have been getting a lot of interest in this home as it is the best value in the downtown area. Click the link below to view the listing sheet on this home.


The next home is located on National Avenue in historic Riverside. The Riverside community was the first real subdivision located outside of the downtown area. The first homes were built in this area  around 1890. Most of the homes were built from 1910-1935. Riverside is only a mile or so from the downtown area and homes here are quite affordable. The New Bern Real Estate Market year to date

New Bern Home Sales for the 1st Quarter

Let’s take a look at home sales in New Bern, Craven County during the first quarter and compare that with home sales from the last 4 years.  January 1-March 31.


  2014=210 
 2013=234
 2012=201
 2011=215

It looks like we are down about 10% from last year but up a little from 2012. I am not concerned that home sales were down from last year because I believe the bad winter we experienced could account for most or even all of that. Trust me, people do not like to look for a house in freezing weather. On the positive side, the average sales price was up and average days on the market was down.

Now lets see how many of the total sales were Bank Owned during the first quarter.


 


 


I like the fact that this number has declined, however, as you can see, we are not out of the woods yet. In an earlier blog I predicted that bank owned sales would be down this year. My prediction was based on the fact that bank owned sales were so high last year they had nowhere to go but down. Before the housing meltdown, a 5% foreclosure rate was considered high,  To see significant improvement in the real estate market I believe we will have to get back to that number again. We have a long way to go as the number of foreclosures have been as high as 23% of total home sales in recent years. But. we are moving in the right direction.

How are New Home Sales?



 

New home sales are down year to date. This is not a surprise to me as I predicted new home sales would be down a little this year. Look for new home sales to pick up a little later in the year. Why? I am starting to work with more retirees asking about building instead of buying an existing home. 
They are building a new product in Carolina Colours and are marketing it for around $200,000. This is a great deal to be in a quality golfing community. I believe this product will be very attractive to retirees who in recent years are looking for smaller, newer, homes in the $200,000-$225,000 range. I hear a lot of good things about Carolina Colours from the residents there and believe things are looking bright there.

OK, lets sum up the 1st quarter home sales. Not bad, still not where we all would like to see it. At least it is not heading downward like it did for some years. We are seeing more retirees than we have seen in the last 7 years and they are coming from a much more diverse geography than before. New Bern is certainly on the radar as a  retirement destination as there have been many articles written about New Bern in retirement and boating magazines. The local economy seems to be plugging along and we are starting to see National Chains moving into the area as with the recent announcement of the upcoming Panera Pread and Chipolte Grill to be located in front of Books a Million.

Now this is a unique waterfront home in New Bern that you must see.

The Waterfront home for sale in New Bern you must see.



This is one of my all time favorite waterfront homes in the New Bern area. Located in the quiet community of Riverbend this home has deep and protected water for larger boats if needed. From your private dock you can be on the beautiful Trent River in 5 minutes. 


This home underwent an extensive renovation in 2008 and it feels like it is a new home. Upstairs has magnificent views of the water, almost seems like you can touch the water. Look how wide open and fresh this home looks.

Latest absorption rates for neighborhoods in the New Bern area



The chart above shows absorption rates for various neighborhoods in the New Bern area for the past 6 months. Although it is still a Buyers Market, absorption rates are improving and this is a positive sign. A 6 month absorption rate indicates a balanced market, 4 months and under indicate a sellers market.

Here is how home sales went for all of Craven County during the past week.

Total home sales=16

Home sales by price
$80,000-$100,000=2
$107,000-$150,000=6
$151,000-$200,000=6
$354,000=1
$430,000=1

Same time frame in 2013=24

Same time frame in 2012=16

Same time frame in 2011=20

Same time frame in 2010=20

Although sales were down as compared to past years at this point I am not concerned and I am confident 2014 will be up for the year.
