The New Bern Real Estate Market year to date

Let’s take a look at home sales in New Bern, Craven County during the first quarter and compare that with home sales from the last 4 years.  January 1-March 31.


  2014=210 
 2013=234
 2012=201
 2011=215

It looks like we are down about 10% from last year but up a little from 2012. I am not concerned that home sales were down from last year because I believe the bad winter we experienced could account for most or even all of that. Trust me, people do not like to look for a house in freezing weather. On the positive side, the average sales price was up and average days on the market was down.

Now lets see how many of the total sales were Bank Owned during the first quarter.


 


 


I like the fact that this number has declined, however, as you can see, we are not out of the woods yet. In an earlier blog I predicted that bank owned sales would be down this year. My prediction was based on the fact that bank owned sales were so high last year they had nowhere to go but down. Before the housing meltdown, a 5% foreclosure rate was considered high,  To see significant improvement in the real estate market I believe we will have to get back to that number again. We have a long way to go as the number of foreclosures have been as high as 23% of total home sales in recent years. But. we are moving in the right direction.

How are New Home Sales?



 

New home sales are down year to date. This is not a surprise to me as I predicted new home sales would be down a little this year. Look for new home sales to pick up a little later in the year. Why? I am starting to work with more retirees asking about building instead of buying an existing home. 
They are building a new product in Carolina Colours and are marketing it for around $200,000. This is a great deal to be in a quality golfing community. I believe this product will be very attractive to retirees who in recent years are looking for smaller, newer, homes in the $200,000-$225,000 range. I hear a lot of good things about Carolina Colours from the residents there and believe things are looking bright there.

OK, lets sum up the 1st quarter home sales. Not bad, still not where we all would like to see it. At least it is not heading downward like it did for some years. We are seeing more retirees than we have seen in the last 7 years and they are coming from a much more diverse geography than before. New Bern is certainly on the radar as a  retirement destination as there have been many articles written about New Bern in retirement and boating magazines. The local economy seems to be plugging along and we are starting to see National Chains moving into the area as with the recent announcement of the upcoming Panera Pread and Chipolte Grill to be located in front of Books a Million.

This is one of my all time favorite waterfront homes in the New Bern area. Located in the quiet community of Riverbend this home has deep and protected water for larger boats if needed. From your private dock you can be on the beautiful Trent River in 5 minutes.

Latest absorption rates for neighborhoods in the New Bern area



The chart above shows absorption rates for various neighborhoods in the New Bern area for the past 6 months. Although it is still a Buyers Market, absorption rates are improving and this is a positive sign. A 6 month absorption rate indicates a balanced market, 4 months and under indicate a sellers market.

New Bern Home Sales for 3-10 through 3-16 2014

Here is how home sales went for all of Craven County during the past week.

Total home sales=16

Home sales by price
$80,000-$100,000=2
$107,000-$150,000=6
$151,000-$200,000=6
$354,000=1
$430,000=1

Same time frame in 2013=24

Same time frame in 2012=16

Same time frame in 2011=20

Same time frame in 2010=20

Although sales were down as compared to past years at this point I am not concerned and I am confident 2014 will be up for the year.

New Bern Home Sales year to date



Today is March 1, 2014, and it is time to review home sales year to date and see how we are doing. Any guesses? The data below includes home sales in all of Craven County.

2014=131 homes sold
2013=149 homes sold
2012=104 homes sold
2011=122 homes sold
2010=117 homes sold
2009=121 homes sold
2008=173 homes sold

Although home sales are down from last year most of the difference was in  new home sales.  In 2013 there were 27 compared to 17 for 2014. If you recall from one an earlier blog, my prediction for 2014 was that new home construction would decrease slightly in 2014. 



Some good news. I believe that the number of bank owned sales is a bell weather for the overall economy. Lets look at bank owned sales year to date. Again, I predicted earlier that this number will decrease for 2014. While the amount of bank owned sales has decreased, it is still way to high as a percentage of total sales. I believe the number of bank owned sales will decrease as we move on into spring and summer. I am hoping by the years end it will fall to to around 15% of total sales this year, and decrease to 12%-13% the following year.. 

2014=28 bank owned
2013=36 bank owned 


I am talking to more retirees from the North East about buying a home than I have in a long time. This is probably a result of the extreme weather the Northeast has experienced this year as well as the weak economy which caused many to delay their retirement plans for several years and now they area ready to hit the road. This is a good sign and I believe this trend will continue. If it does look for custom home construction and remodeling to pick up. Most retirees tend to want newer construction, or at least homes that are in exceptional shape. 



All in all not a bad report. Still a buyers market, but, inventory is the lowest I have seen it in many years. The home affordability index is perhaps the highest ever. The future is looking brighter.
